When would I need an electrical report?

Electrical installations are subject to wear and tear over time, just like anything else. That’s why it’s a good idea to have your electrics inspected by a qualified electrician every few years to make sure that everything is still safe.

If you are moving into a new home, it’s a good idea to have the electrical installation checked before you move in. If you are buying a home that is less than 10 years old and has not had much work done to it, whether DIY or professional, you may be able to get an Electrical Installation Condition Report (EICR). But if the property is older or has had lots of DIY work done to it, you should get the electrics inspected fully by an electrician that will carry out a Home Buyer Electrical Report.

If you rent a property out, you should get the electrics inspected every 5 years or every time you get new tenants in case previous occupiers damaged the wiring. Your electrician might advise that you get your installation inspected sooner than every 5 years.
